3. What type of commission split do you offer?
The COMMISSION CHECKS from Traditional Brokers are completely UNFAIR to the Agents in this Industry!!! They charge Franchise Fees (many are 8% of the Gross Commission), Desk Fees (most are $15,000 - $18,000 per year), Monthly Fees ($50 - $ per month) and if you’re just starting out, they make it very difficult for you to put Money in Your Own Pocket and survive. Our Commission Plan is Simple…. NO FRANCHISE FEES, NO MONTHLY FEES, NO BS FEES – We offer a 60/40 Split in YOUR FAVOR until Vision has collected $4,995…. Then you receive 95% COMMISSION until a TOTAL of $8,995 has been collected by VRC… Then you receive a TRUE 100% COMMISSION LEVEL! Are there cheaper Brokers in Michigan? Yes, but you won’t find the VALUE that Vision offers. Due to our LOW COST COMMISION PLAN our Agents are ACTUALLY MAKING MONEY! The way we have it structured, if you paid the TOTAL of $8,995… YOU TOOK HOME OVER $90,000 IN COMMISSIONS! WE GET YOU TO A 95% LEVEL FAST!!! If you pay a Traditional Broker that amount… chances are that you brought home LESS THAN $10,000!!! VRC also offers a way to make MORE THAN 100% COMMISSION! 4. What types of costs will I incur?
Keep in mind, YOU’RE STARTING A BUSINESS. VRC makes it AFFORDABLE! We started a MARKETING COMPANY IN-HOUSE in order to Save Our Agents Money!!! FREE Websites for your Listings, FREE Mobile Friendly Websites for your Listings, FREE QR Codes, FREE Text Based Call Capture System, FREE Membership to Dotloop, FREE Con-Ed, so many FREE Things you’d think we’re running for President! We also have Print Materials (Business Cards, Signs, Brochures, Etc) at a HUGE DISCOUNT exclusive to our Agents! We simply have our $8,995 Commission Plan and $300 for your E&O Insurance – that’s it! You will still need to join the Board and the MLS (regardless of which Broker you join) and you can expect that cost to be approximately $1,200 per year.
VRC Marketing has you covered! We have many things that are FREE to our Agents, many things at a HUGE DISCOUNT, and some things that are… ehhh… might find it cheaper somewhere else. We actually do more for you than any other Broker when it comes to helping you Market your listings (free; listing websites, qr codes, listing syndication, etc) – again, we have an In-House Marketing Company to help our agents! Agents do have access to our Company signs for free (but may be charged a fee from a vendor to install a sign post (usually $28 approx). We do however, offer a HUGE discount for personalized signs which we encourage Full Time agents to invest in. Electronic lockboxes are free and provided by Realcomp (if you’re a member) – or we sell lockboxes for approximately $35. (in USD)
Most Brokers charge $300-$500 for a $500,000 E&O Policy. We DOUBLED YOUR COVERAGE and have you covered up to $1,000,000! Yet we only charge $300 per Fiscal Year for the Policy and your payment isn’t due until you close your first transaction. (in USD)
Vision Realty Centers currently belongs to 6 Local Boards and 3 MLS Systems, so our agents can shop and compare and choose which fits them best – average costs are approximately $1,100 - $1,200 per year which covers both (usually broken down into payments). (in USD)

Yes. One of the first things we will do with our new agents is sit down with them and develop a strategy best suit to that agent. Different agents have different goals for their Real Estate Business. We have several – we dare not say the sources of our leads as we know other Brokers will be reading this.

12. What happens to my listings if I leave this brokerage for any reason?
If the listing is not “pending” or was not a company lead, the agent may take that client with them when they leave (it’s written in our contract). But of course we expect that agent to finish any “pending” transactions in which they will still be compensated their current level of commission.
13. What happens if I get a bonus on a sale I make? Do I get the whole amount ?? would I have to split it?
All income (with the exception of our Residual Income Program) is subject to be split on whatever level you are on with your contract.

15. What is the company’s policy regarding properties that I could buy ?? sell for myself (as an investment)? For example, if I bought a property and flipped it, would I have to pay the company a listing commission?
The Broker is liable for anything you do regarding real estate. Therefore, ALL transactions MUST flow through the company. You are paid your normal commission split when buying or renting. Selling your home will be less than 1 %.
16. What special bonuses or incentives do you offer for when I become a top producer with your company?
The opportunities are endless for our agents! Some have become trainers, mentors, and have even open up their own offices. We’re a ground floor company (with a lot of traction) so the opportunities continue to increase for you as the company grows!
